Toilet clogs are one of the most common repair calls made by tenants. Be sure that your lease clearly outlines what IS/NOT permitted to be flushed, ie no diapers, paper towels, or baby wipes. Clearly spell out that if the Tenant causes the clog, they are responsible for the costs. When your plumber is cleaning out the clog, ask him to take photos and even as yukky as it is, save the clog in a sealed plastic bag. Tenants always say it wasn’t their problem and you can deliver proof. Invoice your tenant immediately – do not wait till they terminate the lease and take it out of the security deposit.
