SECTION 8 TENANCY REQUIREMENTS

Applying with a Housing Choice Voucher (RTA)

Please Note: You must tour the property before submitting your signed RTA.


To apply for a property using your Housing Choice Voucher:

  • Tour the property prior to applying.
  • You must have a current, valid RTA.
  • You must be ready to move within 30 days.
  • Complete our online application (no fee)
  • Submit your signed RTA to our Customer Service Team at CS@AtlantaMarietta.com

Affordable Move-In Plan

Our Affordable Move-In Plan is designed to ease the financial burden of moving for Section 8 participants by eliminating the security deposit. Instead of a traditional security deposit, qualified applicants can make small monthly payments alongside their portion of the rent. These monthly contributions do not serve as a refundable security deposit—instead, they are applied toward any necessary repairs or damages at the end of the lease term.

Tenants approved for the plan must maintain regular payments to remain in good standing. Missed or late payments may result in lease termination. The Affordable Move-In Plan provides an opportunity for responsible renters to access housing more easily, while also protecting the property by allocating funds for potential repairs after move-out.


Submission Rules:

  1. Signed RTA: Your RTA must be signed before submitting.
  2. PDF Format Only: We only accept RTA documents in PDF format. No texts.
  3. Property Address: Clearly specify the property address you are applying for.
  4. Photo ID: Required when you complete the application plus we verify utility payment history – no credit checks.
  5. Evictions: No evictions within the past 10 years.
  6. Felony Convictions: No violent felony convictions within the past 10 years.

Property and Lease Terms:

  • Condition: Homes are offered as-is. Each property will be inspected by the Housing Authority before move-in and professionally cleaned beforehand. Cleanliness standards may vary by individual.
  • School Zones & Safety: You are responsible for confirming school district information and researching local crime statistics or registered offenders.
  • Lease Length: All approved applications will be processed for a standard 12-month lease term in accordance with Housing Authority guidelines.
  • Required Documents: Applicants must upload a legible government-issued photo ID and a valid credit report.
  • Rental History: You may be asked to provide rental history and landlord contact information.
  • Background Check:We do not accept applicants with felony convictions related to violent crimes, domestic violence, weapons, prostitution, sex offenses, or illegal drugs.

After You Submit Your RTA:

  1. Review Call: A team member will call you to review your documents. Once complete, we will submit our portion of the RTA, including the requested rent, to the Housing Authority. If you do not hear from us, please feel free to call us.
  2. Processing Time: The Housing Authority may take time to process applications. We recommend staying in touch with your caseworker for updates.
  3. Inspection: Once scheduled, we will meet the Housing Authority Inspector. If needed, we will make any corrections and request a re-inspection promptly.
  4. Approval & Move-In: After passing inspection, we will receive the approved RTA with rent details and a lease start date. You will review and sign a condition report, which will also serve as your move-out reference.
